HomeTeam charges only the initial registration fee until we find a suitable, verified tenant for your property. This fee covers all multi-channel marketing campaigns and site visits. Once a tenant is secured, a competitive percentage of monthly rent is charged. This percentage covers all ongoing lease administration, legal work, regular site inspections, and emergency maintenance coordination. There are no additional charges for routine inspections, administration, and mediation or court appearances. In addition, these management fees are typically tax-deductible.
We process rental payouts on a monthly basis, directly crediting cleared funds into your designated bank account. A comprehensive monthly statement detailing rent collections, disbursements, and scanned copies of maintenance invoices is emailed to you automatically, allowing you to track your portfolio from anywhere in the world.
No. We do not charge any management fees or administration rates when your property is vacant. Fees are only deducted as a percentage of rent collected from active tenancies.
Our rent tracking is computer-monitored, enabling us to act immediately when a rent payment is missed. The debt recovery and warning notification process starts on day one. While we strive to resolve payment issues through mediation, in rare cases we will take the tenant through legal channels or to the Tenancy Tribunal on your behalf. HomeTeam does not bill you for our time spent at hearings or tribunals.
No. While we carry out rigorous screenings to select high-quality tenants and minimize payment defaults, we do not provide insurance or financial guarantees against loss of rent.
Yes, absolutely. Our property managers have access to a registered pool of contractors who are highly skilled, competitively priced, and quick to respond. If you have a preferred local tradesperson, we are more than happy to coordinate with them instead. If you reside overseas, we ensure you receive detailed condition photos, video logs, and digital estimates before any work starts.
Property inspections are carried out on a regular, pre-arranged schedule. The precise frequency (typically every 4 months for Options B & C) is finalized with you at the commencement of our management agreement. A detailed status report complete with high-resolution photos and digital metrics is sent to you immediately following each inspection.
